BUYING
If you've bought a new-build home, you're probably expecting it to be absolutely perfect. Unfortunately, though, even the best new homes can have issues.
Defect Specialists provide a professional defect identification service for new home buyers that includes site inspection and preparing defect list reports for new houses & new apartments. All defect inspections are carried out by our professional, qualified and experienced staff. Our defect list reports follow a set defect list inspection process with a 200 point defect list checklist and we seek a high level of finish quality, all fixtures and fittings should be damage free and houses and apartments that the building “as constructed” complies with the Building Regulations.
The process of property inspection begins on the outside, checking all external surfaces of the building and utility access hatches, drainage, paving, fences etc.
Internally the home is checked room by room each wall and ceilings being checked. All fixtures included in the house are examined for finish and function (fitted kitchens, sanitary wear, joinery, etc.)
Our defect checklists & reports include all internal & external windows and doors. All parts and systems of the house or apartment are checked, including heating, electrical system and plumbing.
In addition to inspecting the property and compiling a report, our professional inspectors can liaise with the seller on your behalf and push for the defects to be fixed, this means you don’t have to get personally involved, we can re-check the corrective work to ensure it is completed to a satisfactory level and to make sure more damage hasn’t been caused.
